The purpose of the Retail/Commercial Asset Class FIR Fund California is to raise investor capital to provide Managers the necessary liquidity to acquire distressed commercial/retail real estate assets, renovate, restore occupancy, to retain or sell the assets.

(min. investment; $100k) The Investment Fund utilizes Subscriber capital to acquire, renovate, and sell commercial retail real estate assets throughout Northern, CA. The executable model is to acquire distressed retail-center assets typically with low occupancy, distressed aesthetics, which are under-managed.
The executable business model is designed to increase CAP rate in a timely manner and thus, increase asset value. Our targets present with low CAP rates and this is precisely where substantial gains in equity are achievable. The disposition plan for these assets will be to retain and/or sell. This fund rewards our LPs handsomely via a favorable waterfall distribution
